Vrbo Commissions to Exclude GST from 1st August 2025

From 1st of August 2025, Vrbo will no longer charge GST registered Australian or New Zealand short-term rental property managers GST on commissions for bookings made through the Vrbo platform.

Homhero’s GST-registered customers now have the ability to add their GST ID directly in the Vrbo dashboard. Once this action is completed, any Vrbo bookings with travel dates from 1st August onwards (and invoiced in the following month) will no longer have GST applied to Vrbo’s commission.

This means, the commission rate will drop from:

  • 13.2% to 12% for Australian partners
  • 13.8% to 12% for New Zealand partners

Homhero customers have the opportunity to adjust their rate mark-up to reflect these changes:

  • For Australia, the recommended mark-up changes are from 15.21% to 13.64%
  • For New Zealand, it changes from 16.01% to 13.64%

Please do not update your Vrbo rate uplift in Homhero until 1st August, when the new rates officially take effect.

In the meantime, if you’re a Homhero customer and registered for GST, be sure to log in to your Vrbo dashboard as soon as possible to add your GST ID. This action should ideally be completed ahead of time to ensure that you can maximise the benefits of this change from August 1st onwards.

To add your GST ID within the Vrbo system:

  1. Log in to your Vrbo dashboard
  2. Navigate to your Account Settings
  3. Select Yes to confirm you are GST-registered
  4. Enter your GST ID in the field provided
  5. If you are non-GST registered, simply select No. In this case, no changes to your rate uplift in Homhero are required.
